A Quick Note on Leasing
The Roost is designed and marketed exclusively to students attending USC and other nearby colleges. Our per-person contracts are built with students and their families in mind—and we’re proud to be an Equal Opportunity housing provider.
We welcome all residents, including students with spouses, partners, and/or children, at no additional cost beyond the regular bedroom rate. For shared units, roommate consent is required for any non-student resident to help ensure a great living experience for everyone.
FAQ
Do you accept financial aid?
Yes! We know many students rely on financial aid, and we're happy to work with your disbursement schedule. Through our Financial Aid Payment Deferment Program, you can defer your installment payments until your financial aid is released. Please be aware that funds are disbursed directly to you, and you simply pay your balance within three (3) business days of receiving your disbursement. To enroll, you'll need to provide proof of your student status and complete a Financial Aid Payment Deferment Agreement and provide documentation showing you're enrolled in a financial aid program at a university with an expected refund sufficient to cover your lease costs. There is a program fee as well. Contact us for more information, or to be sent your agreement today.
Do you allow pets?
Yes! Pets are welcome at The Roost. Please register at https://theroost.petscreening.com and reach out to the office with any questions.
Do you have a roommate matching system?
Yes, we offer a roommate matching system. If you don’t have anyone in mind that you would like to live with, let us match you up with someone! There’s a Roommate Matching Sheet that you will fill out to let us know more about what you’re looking for in a roommate. Then, we spend weeks in the summer figuring out the best match for you based on that information.
International Student Visas?
We’re committed to making the leasing process as smooth as possible for our international residents. Our new International Student Visa Addendum is designed to provide peace of mind for students leasing with a visa, helping simplify the experience and remove unnecessary stress. Is there insurance coverage in the event of a fire, theft, or natural causes? Does my lease provide coverage for my belongings?
The Roost requires tenant liability for every resident. All residents will be automatically enrolled in a policy from a third-party tenant liability coverage for a small fee. If you would prefer to provide your own policy, you can do so. The third-party policy does not cover personal items, however if you choose to get your own policy, you can ensure that your items will be protected. Please reach out to the office for the requirements of your policy if you are interested in providing your own.
What does it mean to have an individual lease?
Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment.
What if I need maintenance in my bedroom or apartment?
If you need maintenance, simply go to the resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it’s an emergency, please notify the front office immediately.
What furniture is included?
All of our apartments are fully furnished. Your living room includes a sofa, sofa chair, and coffee table. Each bedroom includes a bed and frame, a side table, and a desk with chair. Just bring your bedding, kitchenware, and personal belongings.
What if I need to break my lease or don’t return?
If you do not have that addendum and you cannot live at The Roost after signing your lease and/or moving in, you will need to re-let. Please call the leasing office for information on re-letting.
What utilities are included?
At The Roost, some utilities are fully included: internet and garbage. Electricity, water, and sewage are billed seperately.
When is my installment due?
You have three options of installment payments to pay the total cost of your lease – one installment, two installments, or twelve installments. If you choose to pay the entire amount in a single installment, that single installment is due August 1. If you choose to pay in two semester installments, those installments are due August 1 and January 1. If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are each due on the 1st of the next eleven months. Please note that these are all installment payment options and not monthly rent.
